Sri Lanka all set for a retail boom?

Ms. Gagan Singh, Chairperson – Jones Lang LaSalle Sri Lanka

While Sri Lanka has been witnessing a noticeable growth in per capita income over the past couple of years, its retail industry still remains underpenetrated. However, this is set to change as the sector is about to witness a phase of enormous growth. Currently, the size of the Sri Lankan retail market is estimated to range between USD 25-30 billion and it is expected to deliver early double-digit growth in the short term.

Moreover, the per capita income in Sri Lanka now stands at USD 3,912, which is one of the highest among South-Asian economies. The increase in per capita income has naturally led to a higher disposable income in the hands of eager consumers. Therefore, consumer spending is expected to witness a compound annual growth rate of 17% during this period.

The current demand for organised retail space exceeds supply by more than 200% and the retail real estate industry realises the necessity for Sri Lanka to have shopping malls that match international standards. Colombo city has less than 10 good malls but even they fall below international standards. Currently, the grade-A retail stock in Colombo CBD stands 0.4 million sq ft with less than 5% vacancy.

As newer international and luxury brands look to enter Colombo in the current scenario, lack of quality retail space in malls, would push them to consider the prominent high streets too. Many top-tier retailers are looking for space in new sub-markets. This would open up more retail corridors within the city in the next few years.
The prominent high streets have successfully been able to draw healthy levels of footfalls and keep the brand churns lower. Selected categories such as apparel, fashion accessories, retail banking, and quick service restaurants have been increasing their footprints. Established retail corridors include those mainly in the CBD areas – Colombo 1, Galle Road, Duplication Road, and Colombo 4 with certain parts of Colombo 7.

On account of shortage of good quality high street options, existing fashion brands and those intending to enter Sri Lanka are looking forward to the upcoming mixed-use developments and malls. Not only do things look good for physical retail in the country but also for online retail. Unlike other countries where e-commerce slowly developed as a third retailing option after their high streets and malls had matured, Sri Lanka is already seeing the emergence of online retail even as its high streets and malls remain in a nascent stage.

While the current penetration of internet is less than 30%, it is growing at a faster rate. Also, mobile penetration is at 107% and therefore, browsing via mobiles is higher. Notably, 2.5 million users in Sri Lanka access the internet via mobile phones, according to the Stat Counter (one of the largest web analytic providers).
The convenience and variety offered at the click of a few buttons is what makes e-commerce attractive to many of these internet users. The majority of purchases made online are electronic items, followed by other specialised products such as home appliances, phones, etc. as consumers do not have to ‘touch and feel’ them.

Overall, given the relative infancy of these three retail platforms in the country, there is a big potential to grow further without the risk of cannibalisation of one by the other. More mixed-use developments would help in development of retail. The lack of shopping-cum-entertainment centres in the commercial capital is expected to be bridged by newer malls that are built following international standards.

LayUp: Learning and Science Category Merit Award Winner : LayUp, the learning driven social platform, turns the outdated and dysfunctional enterprise learning model on its head.

The traditional classroom way of delivering training as well as most existing learning management systems (LMS) take a top-down approach to corporate training. The idea behind this approach is that content should be pushed from top-level management down the corporate hierarchy.

But a top-down approach often neglects factors such as visual and content appeal, and user engagement and motivation, leading to poor adoption rates of LMS platforms.

LayUp disrupts the status quo by focusing on user engagement. The platform was designed to entice the 21st century workforce, using concepts familiar to a younger audience, such as gamification and social media, to drive engagement and create an environment of communal learning.

“LayUp has created a learning system which places the learner at the center of his/her own learning whilst making the process simple, fun, interactive and engaging” wrote the e-Swabhimani jurors.
The platform is completely white label, allowing companies to retain and perpetuate their corporate identity among their workforce.

“A key differentiator in the product is that it is well aligned with the objectives of the organization as well as its culture thus creating higher levels of brand affinity amongst users,” concluded the e-Swabhimani jurors.
In the past year LayUp has won multiple awards and become the go-to training platform of some of the leading domestic and international organisations including HNB, MAS and Pagero headquartered in Sweden.

Creative Solutions is a pioneer and leader in Sri Lanka’s software industry. In addition to providing R&D services to a growing list of international software vendors, the company invests in its own product portfolio and has released several award-winning software products.

Launches public awareness campaign themed ‘Eye am healthy’

November 11, 2016: In line with the World Diabetes day theme for 2016, ‘Eyes on Diabetes’ Durdans Hospital revealed the launch of the public awareness campaign themed ‘Eye am healthy’, to raise awareness on Diabetic Retinopathy, a complication of diabetes, caused by high blood sugar levels damaging the back of the eye (retina). Releasing an announcement to media, the Hospital revealed that the campaign invites the general public to develop recipes for eye health and share them in Durdans Hospital Social Media platforms while encouraging them to take Diabetic Retinopathy Screening.

Diabetic Retinopathy (DR) is a serious condition which affects the eyes of people with diabetes and could potentially result in blindness. This condition affects millions around the globe and is widely regarded as a form of preventable blindness by experts from WHO and other international agencies. With early screening and treatment, Diabetic Retinopathy can be detected and treated appropriately, thus preventing loss of vision.

“With the increasing prevalence of diabetes, Diabetic Retinopathy is emerging as a leading cause of avoidable blindness among the working age population in Sri Lanka. In the past, type 2 diabetes used to be prevalent among those in advanced age category of above 45 years old and those who are mostly obese. However in the recent years, the younger generation has also been affected by the disease due to lifestyle changes, lack of exercise and other contributing factors,” said Dr. Prasad Katulanda, visiting Consultant Endocrinologist/Diabetologist at Durdans Hospital.

“The vast majority, almost 95 per cent of DR (Diabetic Retinopathy) cases can be prevented by early detection and treatment. However, since Diabetic Retinopathy is generally asymptomatic in its early stages, it is vital that every person with diabetes has an annual eye check-up, during which he or she are screened for potential diabetes-related consequences.” he added.

Durdans Hospital hopes to be a contributing entity in the battle against addressing the lack of awareness regarding Diabetic Retinopathy. Durdans Hospital offers screening services to persons diagnosed with diabetes at its Eye Care Unit which remains open throughout the week while Diabetic Retinopathy screening is available from 8 30am to 4 00pm

Nation Lanka Finance has continued to sustain its strategic turnaround and performance in the first half of the financial year ending 30th September 2016. Despite having to overcome challenging macro and micro economic conditions and several impairments that were carried over from the previous year, the company delivered a profit before tax of Rs.162 million in the period under preview, and is well poised to deliver a strong operational financial performance in H2 of 2015/2016.

Maintaining its financial position in H1 of 2015/2016, the company recorded a gross interest income of Rs. 1.023 billion and a nett interest income of Rs. 613 million in the period under review. The company’s total assets remained relatively unchanged and were valued at Rs. 7.99 billion in H1 of 2015/2016.

Total comprehensive income was recorded at Rs. 101 million and net assets were noted at Rs. 747 million. The total product portfolio stood at Rs. 5.6 billion with business loans and micro-finance loans being noted as the biggest contributors to the overall portfolio. The business loan portfolio stood at Rs. 3.05 billion, (55% of the total portfolio), whilst the micro-finance portfolio reached Rs. 2.09 billion, (38% of the total portfolio).

Considerable growth was noted in the pawning portfolio, which stood at Rs. 259 million in the period under review. Given the results that the company has achieved in H1 of 2015/2016, Nation Lanka Finance remains well on track towards achieving its year-end financial targets.

Commenting on the company’s performance, Jayantha Perera – CEO, Nation Lanka Finance stated the following: “I would like to take this opportunity to commend all of our team members for their efforts. Thanks to their enthusiasm and dedication we were able to sustain our progression despite various challenges. This year, we managed to consolidate many key areas of our service offering and during the period under review, we focused heavily on our customers’ needs and looked into their financial requirements in greater detail. Going forward from January 2017, we shall continue to focus on customer care whilst concentrating on delivering strong product performances across our portfolio. In the short-term, we will be introducing a new product in the third financial quarter of 2015/2016, and in the long-term we are preparing to roll-out a new five-year plan in January 2017 that will enable us to drive business growth and deliver further on our promise of shareholder wealth maximization. In order to raise additional funding for our ongoing business expansion, we are preparing for a subordinated debenture issue which will be launched to raise additional funding, which will be utilised in 2017.”

Addressing some of the challenges of 2016, Perera advised that the necessary measures were put in place to address key concerns throughout the year. A rise in interest rates curtailed private sector lending, hence, the company tried to increase borrowing costs and was prudent in regards to lending. However, steps were taken to ensure that the entire burden did not fall on customers. The effects of Brexit also had various economic implications in Asia and the global market, creating a sense of uncertainty. The company was however pleased to note a positive shift in economic development in key regions across the country.

In the period under review, Nation Lanka Finance also focused its efforts on building brand awareness by increasing the visibility of all branches throughout its network. This was done to ensure that the company would be able to draw attention to the Nation Lanka Finance brand and reach target segments as well as new and existing customers in high potential areas. The company also reiterated its commitment to good governance and compliance and has put further measures in place to ensure that all operations are conducted with transparency and in seamless alignment with all guidelines that are stipulated by key regulatory authorities.

The company won the Silver award for ‘Financial Data’ in the ‘Insurance – Life & Health’ segment of the awards, as well ‘Honors’ in the same segment in the ‘Traditional Annual Report’ category at the awards ceremony at the Plaza Hotel.

Themed ‘Know Your Life Insurer,’ Ceylinco Life’s 2015 Annual Report was its first since the segregation of Life and General Insurance into separate business entities under Section 53 of the Regulation of Insurance Industry (Amendment) Act No 3 of 2011, which came into effect last year.

The 218-page Carbon Neutral Annual report was produced using GRI G4 sustainability reporting guidelines, the Smart Integrated Reporting MethodologyTM, the International Integrated Reporting Framework and guidelines of the Institute of Chartered Accountants of Sri Lanka (CA Sri Lanka).

“The Annual Report is the most important communications tool of a company, and stands for the company’s commitment to transparency in its communications with shareholders,” Ceylinco Life’s Managing Director/CEO Mr R. Renganathan said. “We are delighted to receive these awards from a credible international organisation that has scrutinised Annual Reports from around the world before selecting winners.”

Dr Vijith Kannangara, Chairman of Smart Media The Annual Report Company said: “This maiden annual report of Ceylinco Life sets a refreshing new standard in the Insurance category in Sri Lanka. It focuses on the important facts without diluting them in a surfeit of disparate information.”

The 2016 MerComm awards competition drew entries from 60 countries. The ARC Awards competition is unique in that each Annual Report is judged against itself, based on its success in communicating its company’s story. Judging is based not on corporate profitability or production, but on the values of creativity, clarity, effectiveness, and excellence as symbolised by the ARC Awards.

Some of the elements considered in the judging of the Annual Reports included cover design, president’s letter, interior design, clarity of written text, presentation of corporate information, expression of financial data, and how well the spirit of the organisation is communicated. Annual reports scoring in the top 30 per cent were awarded Honors, Bronze, Silver and Gold certificates of outstanding achievement.

The award presenter MerComm Inc. is the world’s only independent awards organisation dedicated to defining the standards of excellence in the communications fields and to recognise the individuals whose work has made an outstanding contribution to their organisations, corporations or clients. The MerComm Awards programmes have achieved world-wide recognition for their integrity and fairness in their judging procedures.

Adjudged Sri Lanka’s Best Life Insurer in 2016 for the third consecutive year by World Finance, Ceylinco Life has close to a million lives covered by active policies. The company is acknowledged as the benchmark for innovation in the local insurance industry for its work in product research and development, customer service, professional development and corporate social responsibility.

The Government turns a blind eye to the common man

By G.K.S. Ekanayake- Retired Leasing Consultant

The transportation sector has been under the watchful eyes of many in the recent past because of the undue pressure imposed on 1/3 of the country’s population who make a living through anything and everything related to the Three-wheeler industry.

In their recently proposed national budget for the fiscal year 2016-2017, the government of Sri Lanka has now caused many controversies and difficulties among the country’s political elites as well as the ordinary vehicle buyers etc. due to the increase in the ‘Loan To Value’ Ratio (LTV) of Three-wheelers from 30% to 75% which is a clear indication that the government is discouraging the purchase of it. In this regard, it has caused a major hit to the most common and visible Informal Public Transport (IPT) modes as which is an integral part of the transport sector in the country.

The Three-wheeler which was previously purchased at approximately Rs.6, 50,000.00 included a very affordable leasing facility of 70% where the buyer only had to pay a sum of Rs.2, 00,000.00 at the time of purchase. Taking a complete opposite leap in making this transaction unattainable, the lease will now be offered at a very low rate of 25% along with a 15% increase in Excise Duty and a carbon tax which includes the existing emission test fee; resulting in an unbearable cost of more than Rs.5, 00,000.00 to be borne by future customers.

The three wheeler which is also known as the common man’s mode of transport, will now be a big threat to self-employed individuals, retails businesses and many families who seek a livelihood through this humble contraption due to its affordability and efficiency. The once convenient and cost effective mode of transportation, will also directly affect its operators and all its dependents such logistic service providers, spare part and other dealers as well as its direct employees of its operating companies which is a huge part of the country’s Economy.

Despite all these facts, the current government has chosen to turn a blind eye towards this situation as Sri Lanka’s new budget proposal recently revealed that the Government will encourage other options in place of Three-wheelers.

Owning a Three-wheeler or motor cycle which is by default the first choice of any middle and lower middle class individual, is now made impossible due to its exorbitant price increase and its considerable impact in the vehicle leasing sector which is a ‘lose-lose’ situation to both parties.

Although this remains as the perception of the current government, it is by no means beneficial to the common man in the short or the long run. Is the government willing to see through the eyes of a common man?
